REQUISITES FOR REGISTRATION OF SALE DEED

                      

1. It is mandatory to purchase stamp through RTGS when stamp amount is more than Rs.9lakhs.

2. Pan card of purchaser is mandatory.

3. If person buying is more than one then ETC. word shall be             used after the name of first party and fist name should be used in DD/CHEQUES instead of writing all the names.

4.  If through cah than self attested copy of pan card is mandatory.

5.  Photocopy of previous sale deed / conveyance deed of property to be registered.

6.  Self attested copy of pan card of both parties.

7. I.D. Proof i.e. - voter card / passport / driving licence etc (self attested)

8. In case property to be registered is independent house then completion certificate is needed.

9. All the property related documents should be carried along.
10. Two witnesses are must.

How rents are quoted and paid?

Rents are quoted in INR on monthly basis but payment method from city to city. Historically tenants have been required to pay large rental deposits due to restrictive rent laws. although these laws have since been amended, the practice of large deposits continues in most Indian markets. this varies from city to city, usually ranging from 3 to 18 months. In Delhi a rental deposit of 3 to 6 months is very common. Which is not treated as part of the gross rent. This deposit essentially taken as security against unpaid bils or damages to the house.

What is typically included in the rent?


The landlord is basically responsible for all municipal charges and property taxes. The tenant is responsible for the electricity, water, gas and cable charges on actual bills consumed in the individual premises.

All the latter charges/expenses which are supposed to be paid by tenant has to be clear at the time of returning the property to owner/lanlord. As there can be some terms if there are any dues on tenant's part than whole amount of security paid will be forfeited.

Who pays Brokerage Fee and how it is calculated?

When brokerage is concerned for the broker or agent or dealer as you like to call the middleman involved or responsible in bringing tenant and landlord under one roof for negotiation then both the parties are entitled to pay their part.

Typical brokerage fee ranges from 1 month's rent (and 1% of deposit amount) plus applicable service tax in Delhi NCR to 1 Month's rent and 1 % roof deposit amount plus service tax in Mumbai or Bangalore...
